Terms and Conditions
By making a booking you are entering into a Legal Agreement with Beverly Keatings, the owner of Maple Cottage and It is taken that you agree to abide by the following. Persons under 18 years of age cannot make a booking.
Occupancy
The maximum number of people allowed to stay in the cottage is 2 and I require full contact details for all.
Occasional overnight guests are not permitted
Prices
The advertised price of the accommodation includes electricity, heating, bed linen and towels.
Dogs
A maximum of 2 dogs ( not large breeds ) are permitted at an additional cost. They cannot be left unattended in the cottage and should be kept off soft furnishings. They must be fully house trained and friendly to people and other dogs.
Dog mess is to be picked up immediately both in the garden and the grounds. They should be kept under close control at all times
Fire Safety
No smoking allowed in the cottage. Candles may only be used in the event of a power failure and must be placed on heat proof stands provided..
On arrival please ensure that you have read the Fire Safety Information in the Welcome Folder
Payment
To secure a booking a non-refundable deposit of 30% is payable. The balance is due no later than 6 weeks prior to the start date of the booking. Payment is by Bank Transfer only.
Cancellation Policy
If you cancel within 6 weeks of the start of the booking you are 100% liable for the balance due. I will try to re-let at short notice and will refund any of the balance due that I can make from a subsequent booking.
It is recommended you take out Holiday Cancellation Insurance.
Non-Availability of Accommodation
I would only cancel your holiday if the cottage became unsuitable for occupancy for reasons beyond my control. I would refund all monies paid.
My liability would not extend beyond this.
If having arrived the cottage becomes unsuitable for use you will be asked to leave and I will refund on a per night basis.
Arrival
Your accommodation will be available from 4.00pm. You are not permitted in before then so preparations can be fully carried out.
If you have any issues when you arrive please notify me immediately so I am given a chance to sort out the issue.
Departure
The cottage is to be vacated by 10.00am promptly. It should be left neat and tidy with kitchen equipment left clean.
Please remove all internal bins to the external bin and remove any items you have bought with you such as boxes, bags, toiletries and food items.
There is a laundry bag in the porch for used linen.
Damages and Breakages
Please take care when staying in the cottage. You are responsible for any damage or breakages to the grounds and the cottage including the contents.
Please report any incident immediately .
I do not charge for minor breakages but any significant damage will be charged for.
Access to the property
I reserve the right to enter the property at any time but will try to give prior notice.
Failure to Comply
Anyone who does not adhere to these Terms will be asked to leave immediately.
If on departure it is found that the Terms have not been followed they will not be welcome back
Liability
I do not accept any liability for damage, loss or injury to any guest, vehicle or personal possessions unless proven to be negligent by myself or any contractor in the course of their work.
Privacy Policy
Any information given will not be passed to 3rd parties. I need to keep information on confirmed bookings and for me to complete a Tax Return and to keep in contact.
