Occupancy The people named on the Booking Form are entitled to stay in the property and the maximum number is 2. Occasional overnight guests are not permitted.
Prices The price of the accommodation includes electricity, heating, bed linen, towels and cleaning on changeover day.
Dogs A maximum of 2 dogs which are well behaved and friendly ( towards other dogs and people ) are permitted by prior arrangement only at the additional cost. They are not to be left unattended in the property or allowed to lie on the furnishings. Dog mess is to be bagged and removed from the grounds promptly. They should be kept under close control at all times. I cannot accept dogs under 6 months old or large breeds.
Children Sorry, no children under 5 years old for safety reasons ( there are ponds in the grounds and steps in the property which cannot be secured ).
Smoking and Candles No smoking within the property. Unless there is a power failure candles or tealights may not be burnt in the property as they are a fire risk.
Payment To secure a Booking a non-refundable deposit of 30% of the rental is required together with details of all guests including current address and contact phone numbers. The balance is due no later than 6 weeks prior to the start of the holiday. Bookings are held for 2 days to provide the required information and the deposit / final payment by Bank transfer or over the phone using a credit card via Square
Cancellation and Insurance By making your booking our agreement is a legal contract. If the Booking is cancelled between 4-6 weeks prior to the start date 50% of the rental is owed. If the Booking is cancelled within 4 weeks of the start date then 100% of the rental is payable. I would recommend that you take out cancellation insurance to cover this eventuality .
Non-availability of Accommodation I would only cancel a Booking if your accommodation was unsuitable for reasons beyond my control. I would refund all money paid at that date. My liability does not extend beyond that. If the propery becomes unsuitable for occupation during your stay I will give a refund based on number of nights and the total cost of the booking.
Arrival Your accommodation will be available to you from 4.00pm on the day of arrival. I will not be able to accommodate you if you arrive earlier than the agreed time as we will be busy preparing your accommodation. If you have any issues on arrival at the cottage please inform me immediately so I can try to rectify the situation as soon as possible.
Departure Please be ready to leave the accommodation by 10.00 0am on the day of departure. The property is to be left clean and tidy, in particular the kitchen equipment, empty internal bins into the main outside bin and remove any items not there when you arrived.
Damages and breakages Please take care when staying in my property. You are responsible and liable for any breakages or damages which you cause to the grounds of the Eversley Estate, the accommodation and its contents. All I ask is that you report any incidents as they occur. I do not normally charge for minor breakages but I may send you an invoice for repair or replacement if the damage or breakage is significant.
Access to the property I reserve the right to enter the property at any time but will endeavour to give prior notice.
Failure to Comply Anyone who has not followed the Terms and Conditions of booking will be asked to leave without a refund.
Liability I do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by myself or my contractors in the course of their work.
